Brand and Wayfinding System
Identity, signage and wayfinding for a $6.5m, seven level commercial development completed in 2019. Designed to operate at architectural scale across mixed use conditions.
Context
eight Maroochydore is a $6.5 million commercial development at 8 Maroochydore Road, Maroochydore. Completed in 2019 after a 71 week build, the project combines six levels of office space with a cantilevered open air rooftop bar as the seventh level.
At street level, two drive-through tenancies anchor the site, with a suspended car park constructed above them for office tenants.
This was a built environment project with multiple stakeholders, multiple tenants and a public interface. The brand had to operate across stone, steel, glass, corten and the street.
Stakeholders
Developed by Bryant Property Holdings in collaboration with OGE Group Architects, ADG Engineers, MBE Services Group and MRP. Construction was led by Hutchinson Builders.
Tiamco worked across owner, architect and fabrication partners to ensure the identity translated from concept to fabricated outcome.
Tiamco was engaged during design, so the brand developed alongside the architecture rather than being applied after it.
The Challenge
This wasn’t a logo brief.
The project needed an identity capable of living at architectural scale, and a wayfinding system capable of moving people through genuinely mixed use conditions.
Pedestrian movement. Drive-through traffic. Office tenant navigation. Public access to hospitality. A rooftop destination.
Clear. Restrained. Legible in a real environment.
Strategic Foundation
The approach was application first.
The logo was not designed in isolation. It was designed with its final state already in mind: fabricated signage, architectural integration and wayfinding at scale.
From the outset, the mark had to hold on a corten facade, read from the street at speed and translate into dimensional lettering without compromise. Form cues were taken directly from the architectural feature lighting and structural geometry. The identity needed to feel embedded in the building, not applied to it.
One clear signal, the first stage of the Signal Framework. Engineered to move from concept to fabrication and stay consistent across hero signage, directories and wayfinding throughout the site.
Identity System
The identity was developed as an extension of the architecture, not a layer on top of it.
Form language and material cues informed the mark and the supporting system. Typography and layout rules were set for environmental application first, so the system could work on fascia, pylons, directories, internal signage and digital touchpoints without needing revision at each stage.
Wayfinding and Signage
The wayfinding system was designed for mixed traffic conditions.
It supports pedestrian movement through the precinct while staying legible to drive-through traffic moving at street speed. The system runs from external identity and building presence through to tenant directories, navigation points and internal office level wayfinding.
A hero sign at the main entry was developed with fabrication partners to anchor the building’s presence at street scale.
The result is a signage system that holds together across a complex environment without visual noise.
Material and Fabrication
Material decisions were treated as part of the brand language, not resolved after the design was finished.
Tiamco worked closely with architects and signage fabricators to carry the identity system through to fabricated outcomes. Finish, construction and material palette were considered together from the start.
Tenancy and Public Interface
The development houses a mix of hospitality and professional tenants. Guzman y Gomez, Good Bean, Trinity Accountants, The Rooftop Bar and Garden, April Ford, Spire Law, McInnes Wilson Lawyers and Visit Sunshine Coast.
The rooftop bar operates as a destination within a commercial building, offering a public experience above the office floors.
The brand system had to support that mix without becoming tenant-led. The building stays the hero.
Outcome
eight Maroochydore launched with an identity and wayfinding system built for a mixed use environment.
The brand reads at architectural scale. The signage stays legible under real movement conditions. Nothing needed to be revised once it hit the built environment.
Six years on, the system is still in place, unchanged.
The system belongs to the building.
